Much of Lakewood was built in the decades after World War II, which means a lot of homes are now dealing with original plumbing that has done fifty-plus years of work.
Ranches and split-levels
Lakewood's ranches and split-levels commonly have galvanized supply lines, cast-iron drains, and sewer laterals running under mature trees. Galvanized fails from the inside out as pinhole leaks; cast iron scales up and slows drains; and roots find every joint in an old lateral.
Newer Lakewood
Around Belmar and in newer townhome developments, the problems are different: shared walls, stacked units, and builder-grade water heaters reaching the end of their lifespan at the same time across a whole development.
Common Lakewood calls
- Pinhole leaks in galvanized supply lines
- Slow drains from scaled cast-iron pipe
- Root intrusion and recurring main line backups
- Water heater replacement, tank and tankless
- Townhome leaks affecting neighboring units
- Sprinkler blowouts and spring startups
Repair or repipe?
If you've patched two or three galvanized leaks already, the question isn't how to fix this one — it's whether repiping that section makes more sense than another round of patches. We'll give you both prices and let you decide.

Sprinkler blowouts in Lakewood
Lakewood stretches from the plains to Green Mountain and the foothills, so freeze timing varies across town. Homes on the west side and up near Green Mountain should book earlier than homes closer to Denver.
When to book: Book from late September through October. West Lakewood near the foothills should book earlier. Sprinkler blowouts in Lakewood →
