Arvada covers a lot of ground and a lot of decades. Olde Town has homes over a century old; the middle of the city is largely postwar ranches; and the west side keeps adding brand-new construction.
Mid-century Arvada
The big wave of Arvada housing went up from the 1950s through the 70s. If your house is from that era, there's a decent chance you still have some galvanized supply pipe and a clay or cast-iron sewer lateral — and the trees planted when the house was new are now big enough to put roots into it.
Newer west Arvada
Communities like Candelas and Leyden Rock have the opposite problem: modern materials, but builder-grade fixtures and water heaters, plus irrigation systems that need to be winterized every fall. Getting the backflow preventer properly drained is the difference between a quick spring startup and a repair bill.
Common Arvada calls
- Root intrusion in older sewer laterals
- Galvanized pinhole leaks and partial repipes
- Water heater replacement in basements and garages
- Sprinkler blowouts and spring startups
- Fixture upgrades in Olde Town remodels
Hard water
Like most of the Front Range, Arvada water leaves scale behind. It shortens water heater life and wears out fixture cartridges early. A tank flush and anode rod check costs far less than a new unit.

Sprinkler blowouts in Arvada
Arvada spans a lot of elevation, from the older neighborhoods near Olde Town to newer communities like Candelas and Leyden Rock out west near the foothills. The west side often cools off faster in fall, so those homes should be first in line.
When to book: Book from late September through October. West Arvada near the foothills should book on the earlier side. Sprinkler blowouts in Arvada →
