Water heaters in Arvada

Arvada's water is soft to moderately hard. Its water heaters mostly fail from old age, not scale.

The short answer

Singer Plumbing Co. repairs and replaces gas and electric water heaters, tank and tankless, in Arvada, Colorado. Arvada's two treatment plants averaged 43 and 65 mg/L of hardness in 2025, soft to moderately hard. The median Arvada home was built in 1979. Little sediment, so a tank usually reaches its rated life. The anode rod still wears, so check it every few years. Most replacements are done the same day they're quoted, and the old unit is hauled away. Call or text (720) 818-5569.

What Arvada's water does to a water heater

When water is heated, the calcium and magnesium in it drop out as sediment and settle on the bottom of the tank. The burner or lower element then has to heat through that layer, so the heater runs longer, pops and rumbles, and wears faster. Arvada's two treatment plants averaged 43 and 65 mg/L of hardness in 2025, soft to moderately hard. Little sediment, so a tank usually reaches its rated life. The anode rod still wears, so check it every few years.

Olde Town to Candelas

Arvada runs from century-old homes in Olde Town through the postwar ranches in the middle of the city to new construction out west in Candelas and Leyden Rock. With soft water, a well-kept tank can reach its rated life, so in Arvada the question is usually age: once a heater passes about 10 years, replacing it before it leaks is cheaper than cleaning up after one. In the older homes, the shutoff valve and connectors usually get replaced with it.

Repair or replace?

Under about eight years old, with a failed part like a thermocouple, gas valve, heating element, or thermostat, a repair usually makes sense. At about ten years or older, or with any leak from the tank itself, replacement is the better money: a leaking tank can't be fixed. You get the price before any work starts, and most replacements are done the same day they're quoted, with the old unit hauled away. A replacement is also the time to check whether you need an expansion tank (when one is required).

Gas or electric, tank or tankless

We repair and replace both gas and electric water heaters, standard tanks and tankless units. Soft water is easy on a tankless heater. Descale it on the maker's schedule and it should go a long time between service calls.

At about 5,348 feet (Arvada's USGS reference point), a gas water heater has to be rated for the altitude, and a tankless heater set for it at installation. Rinnai and Navien change their tankless settings at 5,400 feet, and elevations vary across the city, so the setting should match your address. What to check at altitude.

Make the next one last

  • Flush the tank once a year; with water this soft it won't take long
  • Check the anode rod every few years and replace it before it's used up
  • Keep the area around a gas heater clear so it gets the combustion air it needs
  • Know where the cold-water shutoff on top of the heater is, and how to turn the heater off, before you need to

Common questions

Arvada water heaters questions

How long do water heaters last in Arvada?

A tank water heater typically lasts about 8 to 12 years, and a tankless unit longer with regular descaling. Arvada's two treatment plants averaged 43 and 65 mg/L of hardness in 2025, soft to moderately hard. Little sediment, so a tank usually reaches its rated life. The anode rod still wears, so check it every few years.

Can you replace my water heater the same day in Arvada?

Usually. Most replacements are done the same day they're quoted, and the old unit is hauled away. Call or text (720) 818-5569 and tell us gas or electric and roughly how old it is.

Do water heaters last longer in Arvada?

Often, yes. Arvada's water averaged 43 to 65 mg/L of hardness in 2025, which is soft to moderately hard, so tanks build up less sediment than in Thornton or Aurora. The anode rod still wears out, so check it every few years.

Do you work on gas and tankless water heaters in Arvada?

Yes. We repair and replace gas and electric water heaters, tank and tankless. Soft water is easy on a tankless heater. Descale it on the maker's schedule and it should go a long time between service calls.

Does a water heater in Arvada need a high-altitude rating?

A gas one does. Arvada's USGS reference point is about 5,348 feet, so a gas tank heater has to be certified for that altitude (the rating plate or altitude label shows it), and a tankless heater has to be set for it at installation. Electric water heaters don't need an altitude rating.
