Thornton's water ranged from 152 to 356 mg/L of hardness in 2025, averaging about 13.5 grains per gallon. That's very hard on the standard scale, and Thornton's treatment plants don't remove it.
Why Thornton water heaters wear out early
When hard water is heated, calcium and magnesium drop out as sediment and settle on the bottom of the tank. The burner or lower element has to heat through that layer, so the heater runs longer, pops and rumbles, and the steel at the bottom of the tank wears faster. The anode rod, which protects the tank from corrosion, gets used up sooner too. That's why a tank that's labeled for 12 years often doesn't make it that long in Thornton.
Signs yours is on the way out
- Popping or rumbling while it heats
- Hot water running out faster than it used to
- Rusty or cloudy hot water
- Water pooling around the base
- It's 10 years old or older
Repair or replace?
Under about eight years old, with a failed part like a thermocouple, element, thermostat, or valve, repair usually makes sense. At ten years or older, or with any leak from the tank itself, replacement is the better money; a leaking tank can't be fixed. We'll tell you which one it is and give you the price before any work starts. A replacement is also the time to check whether you need an expansion tank (when one is required).
Tank or tankless in hard water
Tankless heaters work fine in Thornton, but at 13.5 grains per gallon the heat exchanger scales up. Plan on regular descaling, or pair the heater with a softener. A standard tank is simpler and cheaper up front; tankless saves space and doesn't run out.
At about 5,348 feet (Thornton's USGS reference point), a gas water heater has to be rated for the altitude, and a tankless heater set for it at installation. Rinnai and Navien change their tankless settings at 5,400 feet, and elevations vary across the city, so the setting should match your address. What to check at altitude.
Make the next one last
- Flush the tank once a year to clear sediment
- Check the anode rod every few years and replace it before it's gone
- Consider a softener, which protects the heater and every fixture in the house: water softeners in Thornton
